HDB Resale Process/ Timeline - Details Revealed 💫

I started my HDB resale process since 25 Nov 2023

Whole process till key collection date (without extension) took me 4months +

Plus planned renovation 2-3months. My planned move in date around end June/ mid July 2024.

25 Nov Submitted application for HFE (uploaded payslips)

20 Dec Received SMS request for additional documents

Note: if u login to HDB flat dashboard regularly u should have noticed there is a request for u to upload documents. HDB SMS alert only sent few days later

26 Dec Received SMS to view outcome of HFE letter application (approved)

Note: HFE letter will be expiring 9months later on 25 Sep 2024

28 Dec 3th View house. Prior viewing house checked with seller’s agent that my desired price is ok. Submitted offer after viewed.

29 Dec Negotiation v seller & agreement on price. I stay firm with my initial offer despite counter offer from seller. Option to purchase issued. Submitted Request for Value $120.

3 Jan Valuation out

4 Jan Seller’s Agent comes. Signed Option to purchase, paid $4k, signed by 1 Witness (buyer’s). Submitted Resale Application online. Paid $80

7 Jan seller submitted

Note: This is not the date that HDB accepted the application. For my case HDB accepted the application one month later (7 Feb)

26 Jan HDB requested for additional documents

26 Jan Submitted additional documents

2 Feb received email from HDB requested for additional documents to be submitted by 6 Feb. Replied email.

7 Feb HDB has accepted the application

(So completion date is 8weeks from 7 Feb i.e. 3 Apr)

8 Feb received sms documents ready for endorsement

9 Feb paid $166.35 - being $32 title search fee, $5.45 conveyancing fees, $128.90 Caveat fee via AXS online

15 Feb HDB inspection of the flat 10am - 1pm

15 Feb HDB approved the resale transaction prior to inspection time.

3 Apr Resale completion date. Key collection date. Both seller and buyer meet at HDB office at Toa Payoh. Buyer to pay 20% down payment in cash ie pay in one cashier’s order issued to “HDB” or by Nets (subject to deduction limit set on bank) - this cannot be paid using CPF saving

1 June Deduction of monthly payment plan commence (over period of 5 - 25years)
