Finding our HDB resale flat without an agent

Hi everyone!

This is my first 🍋 post on my experience of finding my first home without a property agent. Tbh, it’s a road less travelled on because the cons are many 😅

Pros:

1) You can save 💸 because you won’t have to pay 1% of the purchase price to an agent (that’s easily $5K cash if you buy a $500K unit)

2) You have greater control over the type of units you select for viewing.

3) You are not swayed by another party when making your decision

Cons:

1) You need to have an accurate understanding of the resale timeline and processes

2) You need to spend A LOT of time sourcing for units AND arranging for viewings (I was on my phone trying to arrange efficient viewing schedules at least 3 hours a day)

3) Speaking to agents can be exhausting (you may meet some nasty agents along the way) This is probably because there have been many instances where buyers without agents make some financial calculation mistakes and pull out of deals last minute

If I had to turn back time, I’d still go without an agent. It is a sense of achievement of mine knowing we really did our homework before finding our home!
