❗️Disclaimer: I'm sharing my experience based on a 2017 sales launch. Since then, policies may have changed so check with HDB if in doubt😊 especially with regard to your eligibility!!

A lot of people have heard abt Married Child Priority Scheme (MCPS) but just wanted to share about a less known priority scheme- the Multi Generation Priority Scheme (MGPS) - which helped my husband & I to secure our first home in one try!

So how this works is that parents & their married (or engaged) child can make a JOINT application for 2 flats in a BTO project where there are 2 room Flexi and 3 room flats in the flat mix.

❗️Under MGPS, parents may only apply for 2Rflexi or 3R flat and the married child may apply for a 2Rflexi or bigger flat.

Successful MGPS flat applications will be issued up to 3 queue positions:

- 1 queue position for both the parents and married child to book their respective flats together under the MGPS

- 1 queue position for the parents’ application under the Public Scheme*

- 1 queue position for the married child’s application under the Public Scheme*

*in very plain layman terms, this just means the normal queue under the eligibility scheme without any priority hahahah

If the parents and married child decide not to book their respective flats together under the MGPS, they may proceed with their flat applications independently under the Public Scheme (👩🏻‍🏫 you must still see the queue position & pray hard there's still EIP quota left)

Important thing to note:

❗️MGPS flats will be RANDOMLY pre-identified and you need to select your flat from that list.

My in-laws and I were provided with the respective list of pre-identified units before the flat selection appointment. IDK abt you, but it helps me that the choices are narrowed down and I can focus on researching & ranking my top units. On the flipside, i'm also mentally prepared cus I knew what the less desirable MGPS units were ahead of time so it's just a matter of whether I could accept it hahahha. Luckily, we all ended up with units that we are very pleased with 😊😊

Understandably, MGPS may not be suitable for everyone. As this involves a joint application with your parents/parents-in-law, your spouse must also be agreeable with this ya ~ It's not necessary to pick both MGPS units in the same block (it just has to be in the same BTO project) but I understand for some people, even living a few blocks apart can be a potential issue 😅😅 (In all fairness, pls also check with your parents/parents-in-law cus you cannot assume they are willing to sell their existing place to potentially downsize & live near you hahahha)

Also, the inherent risks of having a joint application is that both sides must be ready (including financially) to eventually collect the keys under the scheme TOGETHER. Notably for the parents, they may end up as collateral damage if the child breaks up with his/her fiancee/spouse during the waiting journey after booking the MGPS units😱
