Our HDB resale timeline (across CNY period)

Looking back at our resale timeline and got reminded of certain setbacks (like how our seller listed the unit without their agent registering intent to sell FIRST, resulting in us waiting for an additional 7 days between offer and OTP). But we are so grateful to be here now after a 4 month wait, eagerly waiting for our move-in date ✨

⚪️ Throughout our viewing process, we were very mindful of the fact that our timeline might coincide with CNY ‘24 and sincerely prayed that our key collection date would not be so delayed due to the festivities. To be honest, we were quite disappointed when our completion appointment date was out (almost two months after our application was accepted 😰) but there was no going around it.

⚪️ Instead, we fully maximised the waiting time to finalise the plans with our ID, researched and engaged other vendors like vinyl, kitchen door, gate and digital lock etc, bought our fixtures and accessories way in the advance so that renovation could start on time ✔️✔️✔️

⚪️ Also, remember to send aside funds for necessary fees. For our unit, we paid:

- Deposit: $1000+$4000 (by bank transfer to seller)

- Valuation fee: $120 (payable on HDB portal)

- Resale submission fee: $80 (payable on HDB portal)

- Conveyancing, caveat fees misc $101.90 (payable on HDB portal)

- Stamp duty: deducted through CPF

- Property tax: $128.70 payable by cash on completion appointment

- Remaining cash payment to fully pay unit: payable by cashier’s order to HDB on completion appointment

- Agent fee: $6102 (paynow to ERA)
