Are you moving to NYC from out of state? Are you looking to rent an apartment in NYC? Well I have some tips for you! Renting here is a very quick and fast pace process and I am so excited to share with you the process so you can be the most prepared!

Last year I moved to the Upper East Side and I am currently on the hunt for a new apartment. Therefore, I have a hard move out and move in date starting September 1st. When looking to rent in NYC there is not way to start looking in advance, new listings go up and get rented within a couple of days!

If you don’t have a realtor to help you, I suggest downloading the StreetEasy app. This is where all of New York goes to find their new homes! On the app you will fill out all your information and desired apartment requirements. Here you’ll include your budget, location preference, and any non-negotiables. For example, you can filter through elevator units, pet friendly, dishwashers etc. For me, the most important thing is south facing windows. This will allow direct sunlight into your apartment which is so important for your mental health! Avoid North facing when possible!

Once you see a listing you like, you can favorite it to save for later. However, I wouldn’t wait too long to contact the agent. You can request to tour on the app and the listing agent will be in touch with you via email or phone call!

The second you tour is scheduled you want to prepare your documents so you are ready for the application ASAP! The general documents needed are:

ID

Past years tax return

Past two bank statements

Past two pay stubs

Letter of Employment

You must make 40x the rent in order to qualify renting without a guarantor!

Lastly, be prepared for brokers fees! I’m addition to first months rent and security deposit due at signing, there will be up to a 15% broker fee 😭 this 15% of the entire year rent!
