This is to anyone planning to purchase a home with Lennar, I know there’s a lot of horror stories in regard to the build quality of any new construction houses in general, some people say it’s a low quality build due to it being rushed or just because they use cheap materials when building. While it may be true, those horror stories can be prevented as long as you set money aside for home inspection before you close.

These are the only damages we got from Hurricane Milton while living in Florida. (Please take note that we are miles away inland, away from the coastal area, and we didn’t encounter any tornadoes - just very strong winds and super heavy rain)

❌ our fence got blown away (not lennar tho)

❌ waters leaking in from one of our upstairs window

❌ our trees fell over (the wind was crazy, yes, but lennar dug a very shallow hole for the trees they installed) 🤦🏻‍♀️

I would say we got very lucky despite not having any inspection done before closing because some of our neighbors had some missing shingles on their roof, faucet leaks, some water coming in through their baseboards, patio doors, and even under their sink due to lose/incorrect installation of the pipe or missing a tile under.

Now, should we have paid for a home inspector before we closed? Definitely Yes!!

it’s been only 6 months since we got our keys, but we never know if there are other things or areas that needs or will need fixing, most especially behind the drywall and other areas that are not directly visible. We will definitely hire an inspector before our 1year warranty expires 🤞🏼

Yes, Lennar or any new builds do fix any damage while on warranty, but it’s not worth your stress to have to call them back and forth for a service repair.

So… If you are thinking of buying a new home, NEW BUILD OR NOT, pleaseeee!!

✅ Pay for home inspection before you close your home — especially before they put up the drywall.

✅ Check if the area is on a flood zone or not.
