In this post, we’ve compiled questions we asked the agents while house hunting! We’ll also include some things we were looking out for in the neighbourhood.

Questions:

1. Does the seller require any extension of stay?

- This will affect timeline by up to 3 months!

2. Neighbour profile and any issues?

- Good to know because we do not want disruptive neighbours! There was a house we viewed where when we viewed the house, the next door neighbours were fighting loudly and shouting at each other! So naturally we asked if that happens often or not hahaha.

3. House facing (wind, sunlight)

- Some people dislike west sun so ask (or open the compass)! Alternatively, arrange for viewings at different times of the day so you can see the natural light situation in the house as well as feel for yourselves how windy the place is.

4. If you’re serious (or just curious), last rejected offer?

- We asked this for every single unit we viewed to have a good gauge of the estate’s asking prices. Another way if you’re okay with the general prices is to go onto HDB’s website to search for the recently transacted units in the estate! We asked the agents because somehow they always have more tea as some neighbors who sold would actually reveal their selling price so we will be able to know the exact unit. Another reason we ask is also to gauge how serious the seller is so we know we are not wasting time. Example, upon hearing a level 3 unit rejected a $960K offer, we instantly knew it was not for us!

5. Reno related questions!

- Ask about flooring materials, observe the walls and ceilings for any tiling they have done or any mold on the ceilings. Get the floor plan to have a better understanding of what recess areas are being hidden by the current carpentry. Any hacked walls? Any overlay done up? All these things affects the reno budget and it all adds up, so good to be aware!

Some things we kept our eyes and ears open to observe:

1. Noise level in estate

- We went a few diff days at diff timings to the estate to gauge the noise level and found that they have pretty active families and children who often play at the playground but it isn’t too noisy in our unit as ours is outward facing. We also found that we get quite a good wind flow at night.

2. Corridor cleanliness

- Keeping your eyes peeled for the general cleanliness is important to know the state of the estate, as well as knowing if your neighbours are people who clutter the space or not.

3. Road noise

- For outward facing units, this is a common problem esp for busy busy roads. Are you facing a busy main road or small side road? How is the traffic level on those roads?

4. Void decks

- Check out the void decks to have a better understanding of the life of the estate. Are there lots of people hanging out there or is it mostly empty?
