Kena Repair Tapi Let's Make IT low Cost.

If you read my previous post, rumah I memang jahanam teruk. Almost every part of the house needs repairing. I've got estimated cost to repair the whole house is between 50k-60k...

Memang terduduk!

So what I need to do is to keep my repair cost to the minimum...kalau ikut hati nak bawah 10k but that is very impossible due to the extent of the damages...But for now I have managed to keep my cost with in my budget.

My budget is maximum is 20k. For now my cost is just slightly over 10k which is good.

So how to keep the repair within budget?

1. Identify masalah yang kena repair dan buat list. Listkan apa yang nak di ubah atau upgrade juga.

2. Survey kos repair. Panggil beberapa local contractor utk bagi quote, minta mereka bagi itemized quote. Cari at least 5 contractor. Dari situ leh compare rege dan kita boleh agak juga dr situ apa yg kita boleh buat sdn utk jimat.

3. Compare itemized quote dengan senarai kita (item no.1) pertimbanglah samada ada tak benda yang you dan diy sdn. berbaloi ke tak.

4. Meanwhile you kena buat some sort of 'look book' utk your house. I cari color scheme, samples from pinterest. Apa shj sample yang you suka atau minat. cth; kalau nak buat wainscoting compile design mcmana yang nak. Pastu buat marking kat mana nak ada wainscoting tu...so you get what i mean. Tujuan spy you tak lari konsep atau over excited nak buat benda as this can add up to cost.

5. Hire contractor yg bg harga yang paling munasabah.

6. Set timeline bila projek akan siap. Chartkan progress kerja.

7. Nego terms pembayaran ikut progress kerja.

In my case items mcm cat, lampu led, pintu, fixtures I beli sdn ( most stuff I bli di Mr. Diy je murah ) kalau tak pun contractor pun mungkin akn bli dr sana dan caj 5-10% extra utk items tu.

Bila org dah start kerja utk repair kena pergi selalu tengok. Kalau boleh hari hari jenguk. Sbb kita tak nak contractor tipu. Bila kita selalu jenguk diaorg segan sikit nak tipu. Contractor boleh tipu dr segi time line. lg lama diaorg kerja utk siapkan lg byk dia akan caj sbb pekerja diaorg tu mostly di bayar hari. Diaorg boleh create mcm2 'alasan' utk buat variation order (VO) utk byr lebih. tu sbb kena selalu turun site tengok.

So far for this project everything is on track. Im hoping to have this project completed sblm Raya....wish me luck.
