Info to know before buying resale HDB

When we first started looking at resale HDB units, I admittedly was a bit clueless about what exactly I was supposed to judge each unit based one. For the first few units we viewed, I was almost wholly going off ~vibes.

Over time I realized that these three questions really helped me to very very quickly rank units we were viewing in a kind of “tier-list”

1. What’s nearby?

This question can be easily answered by taking a drive or a walk around the area, or if you want the best info, search up the location on OneMap ! You can filter by amenities, find out bus routes nearby and more. Using this map really helped us during our search.

2. How many years left on the lease?

If you’re thinking about applying for the Enhanced Housing Grant then this question is particularly important as the remaining lease must cover the youngest buyer up to the age of 25 to get the full grant amount. We cut it close with our unit, if we had waited a month to complete the transaction, then the lease would only have covered us up to 94 years old as we would have hit my birthday. The remaining lease amount will also affect any future resale value!

3. How noisy is it usually?

Flight paths, noisy neighbors, noise carrying from common areas, these are all things that are unlikely to change after buying the unit. If you can, try to visit the area during different times of the day or take a walk around to gauge the general noise levels of the estate.
