I'm not stupid, right? Huge difference in rent vs. purchase cost.

Hey everyone, My partner and I've decided to rent instead of buy, just looking for opinions.

House: $420k Payment around $3100 with 17% down 7.25%

Rental of almost exact house, same location, $2300 /Mo.

Difference of $800 per month, and I'm currently earning 4.3% or $200 a month in a HYSA on the 80,000 ""down payment"". So by renting, we're ""saving"" $1000 per month instead of buying. With this interest rate environment, this is the right call for right now, correct? Thanks everyone for your help.
