How to have a PRODUCTIVE session w/ IDs❗️

You may be excited for the first few meet ups with IDs or contractors but tiredness will very soon kick in after meeting for the first few weeks and still unable to find a suitable one.

Each session can be as short as 30 min, up to a few hours depending on your chemistry with the ID/ contractor and scope of discussion.

Do come prepared to ensure that the discussion will be a productive and fruitful one for both parties!

1️⃣ Floor plan

Needless to say, the very first item that IDs and contractors will ask for is your floor plan. You may purchase a PDF copy of this HDB website for $5.

This is important because they will be using your floor plan to understand the space and dimensions of your home, and provides useful information such as location of structural walls for them to work with. All the initial discussions will be drawn on the hardcopy floor plan.

2️⃣ List down your needs

Have a think about your lifestyle and how your future abode will serve it best. Do you need a lot of space? Do you have pets or kids? Do you want an open or closed kitchen? Do you need walk-in wardrobe?

3️⃣ Mood board

You know as they say picture speaks a thousand words. Come prepared with inspiration! Go on Pinterest, Instagram etc to start looking at what kind of interior designs you like and compile them. It is better to show them visually the idea you have in mind so that it helps to align everyone’s expectations.

4️⃣ Budget & timeline

Set realistic budget and timeline so that your IDs or contractors can craft out a feasible proposal for you. Don’t have unrealistic ideas such as using high-end materials, envisioning a Banyan Tree resort style for your home interior and then giving a budget of 20-30k?? 😂 also set realistic timeline and understand that if you are going to have a major overhaul, you definitely cannot expect the project to be completed in one month. You get the idea.

5️⃣ List of questions

Come prepared with a list of questions that you want to ask. It can be anything and everything from costs, materials used, process, timeline, etc. Do ensure that most of your concerns are being addressed during the meeting as you don’t want to have doubts after that and having to go to and fro with more issues later on.

6️⃣ Keep an open mind

Keep an open mind and manage your own expectations especially if you are meeting IDs. The whole purpose is to tap on their professional expertise and for them to give you fresh perspectives. If not engage IDs for what right? Ask about their past projects and see if they resonate with your vision.

Your first meeting with IDs or contractors is to establish chemistry and rapport, and ensure that all of you are on the same page.
