HDB Completion Day: Collected my Keys 🥰

I have collected my keys today 🤩🔐

Here is what you required to bring as buyer

1. Cashier order of remaining 20% less CPF funds, as per financial plan

How

- Can get this order same day DBS $15 ; OCBC $15; ICBC $10; Maybank/RHB $5

But u need to have saving account with the bank and sufficient fund to issue cashier order

- Recommended ‼️ if order earlier DBS charge $3 per cashier order via online order, collection from branch near u next day, 2pm.

OCBC do not provide cashier order online.

Why NEED

- U can actually pay for the remaining using AXS machine/ Axs online / Nets

However, maximum amount allowed is $9,999

If your purchase order more than this u have to use Cashier Order 💯 for sure ✔️

This is confirmed with HDB officer as well. She said I can only pay via cashier order.

2. NRIC

3. Fire insurance

As per the officer my fire insurance expired 5years later. So no need to do anything for now.

4. Original copy of OTP : this has been holding by the seller’s agent all these while

What I confused here is I thought FWD Home insurance is the same as Fire insurance! Which I have bought for 3years already one month in advance and it’s actually not necessary / compulsory

What I DID on Completion day

1. Press for queue number

2. Signed forms - mortgage etc

3. Paid seller property tax for 2024 for the remaining days from 3 Apr to 31 Dec about $100++ via paynow

4. Collected key

5. Take photos 📸

Please arrive at HDB hub earlier! You may not want to have the hassle of missing the appointment. Factor in the time to locate the hub.

Other information

As per HDB staff after one week SNCC will be automatically transferred to my name. I can call and check if it didn’t reflect.

The property tax will remain the same as long as I stay inside the house.

As for the utilities it’s a separate thing which I have already transferred it to my name one month ago (applied via SP), fixed the transfer date as 3 April so that my contractor can start the work next day. Since I do quite a major hacking including hacking of store, we have applied for the renovation permit one month ahead of the key collection day. It got approved within a week, although there are some back and forth email eg HDB asking for additional information for quite a number of time. Normally it get approved within 2weeks.

Asked the HDB staff if there a way to increase HDB loan by opting for CPF cash $20k leave it untouched. She said the max CPF can borrow is 80% if I keep the 20k CPF then I have to top up the purchase price with cash instead. Since im tight on cash so I just used up all my CPF (OA)
