Just wanted to share some tips on reading a floor plan based on our own research and experience 🤗 We have included common appliance and furniture symbols that you’ll likely spot when you receive an ID-proposed floor plan too! 📝

Door Swing Directions 🚪

This might sound minor, but knowing which way your doors swing is crucial for setting up your rooms. For example, in the service yard, if you place your washing machine or dryer near the bi-fold door, it can block access to things behind it and make them a pain to reach. No prizes for guessing, we’re planning to switch out HDB’s bi-fold door for a sliding one if possible! 😊

Ceiling Beams 🔨

Beams might not show up on your floor plan, but they’re crucial when it comes to false ceilings, lighting, air-con units, or ceiling fans. They can limit how low you can go or where you can place fixtures. Some IDs might estimate where beams could be based on previous projects, but the only way to know for sure is during a site visit💡

Sanitary Fittings 🚽

HDB does provide standard fittings like sinks and toilets, but some might prefer sleeker, more design-forward options—like rimless designs or tornado flush toilet bowl. Including us! 🤣 You might be wondering why HDB installs these fittings in the first place 🤔 This is because HDB has to conduct a mandatory low-pressure air test to ensure the sanitary system is airtight and odor-free. This test is required by PUB for BTO projects to receive TOP, ensuring quality. Most IDs will remove these for free, but always check that it is in your quotation!

Doors Not Provided by HDB 🚪

HDB doesn’t always include certain doors, like those between bedrooms and bathrooms. Make sure to budget for these in your quotation, and think about how door types—whether swing, sliding, or swing-slide will impact room flow and your furniture placement.

Service Yard 🔧

Most HDB units come with a basic pulley drying rack, but we are planning to get an automated drying system for convenience! During our site visit with IDs, we also learned that HDB doesn’t install windows in the service yard. So, if you’re like us and prefer sliding windows with frosted film for privacy, be sure to factor this cost into your budget!
